Our rental ROI calculator analyzes investment property performance using multiple financial metrics. The calculation applies real estate investment analysis principles including cap rate, cash-on-cash return, and NOI to evaluate rental property profitability.

The Rental ROI Formulas

NOI = (Annual Rent × (1 - Vacancy%)) - Operating Expenses
Cap Rate = (NOI ÷ Property Price) × 100
Cash Flow = NOI - Annual Mortgage Payment
Cash-on-Cash = (Cash Flow ÷ Total Investment) × 100

The calculator computes Net Operating Income by subtracting all operating expenses from rental income (adjusted for vacancy). Cap rate shows property performance independent of financing. Cash-on-cash return accounts for leverage and shows actual return on your invested capital, the most relevant metric for leveraged investors.
